Over the past several years there has been many technical improvements to our industry. Companies like Zillow, Trulia and others have provided the consumer with the basic knowledge to search for homes on their own. This in itself saves the agents time. However, the information is not always accurate or timely, since they buy the listings from our MLS at a later date. But it's more than that. New software permits the agents to work from home and provide excellent & timely service to our clients without having to go into the main office. In a nutshell, the industry is changing rapidly. My operational costs are decreasing so now I share in the savings with my clients.
Very simple, traditional Brokerages like the large franchises charge the agents a fixed commission split. The average is 70/30% split. Meaning the Broker, keeps 30% of the agents commission. Plus some offices charge the agents for material and a monthly desk and phone fee. All very useful years ago. Now, times have changed. Mainly in commission. For example, at Springer Realty Group, I have NO commission split. I keep 100%. I only pay a fee to the SRG at settlement. No other fees except cost of doing business, which are nominal. So rather than keep the 30% as extra profit, I will offer it as a rebate to my clients.
